Terms & Conditions of booking - HOLIDAY COTTAGES

THE BOOKING

A deposit of 30% is payable to secure your holiday, this must be paid within 48 hours of the booking being confirmed by us in writing, This deposit is non refundable after 7 days from the date of the booking being confirmed. Bookings that fall within 8 weeks of arrival, the balance in full is required. A refundable damage deposit is required with each cottage. This is returned to you within 14 working days provided that no damage has been caused or excess cleaning is required. You will need to provide bank details for the balance to be returned. Please email these. Payments are made by electronic transfer, details provided when required. If any payment is not made on time in relation to your booking we will assume you wish to cancel the booking. We will retain the deposit paid. If written notice of cancellation is received within 8 weeks of your holiday, and you have paid the balance, we will do our best to re let the cottage, however we can never guarantee the success of this. If we can not let the cottage no monies will be returned to you. If we can re let the cottage, we will return monies paid minus the deposit. We highly recommend taking out holiday insurance prior to your stay We reserve the right to cancel or amend bookings or prices at any time. The responsibility for these terms and conditions lies with the person making the booking and paying the balance. It must be the same person who completes the booking form and makes payments.

CHECK IN / OUT

Check in is from 3pm on the arrival date. Should you need an earlier check in please contact us. We canít always do this if we have people in before but we will try to help when possible.

Check out is by 10.30am on departure date.

DOGS

We have 2 dog friendly cottage; Orchard Cottage and The Stable. We usually allow a maximum of 2 well behaved dogs.

Dogs are NEVER to be left alone in the cottages and must be on a lead at all times when in the public areas.

Dogs are not allowed on beds or furniture at all.

We do not allow dogs to use the gardens as dog toilets. The gardens are for children and families to enjoy safely. There are plenty of beautiful walks close by for you to take your dogs on.

Your dog must be clean and dry before allowing into the cottage.

We do have Cats and children onsite ourselves as well as other holiday makers, so we are very strict on these dog rules. Anyone who isn't co operating with these rules will be asked to leave and forfeit their holiday and money. Dogs are welcome in the cottages at no extra cost on the understanding that there is no sign of a dog evident on your departure. This responsibility lies with the person making the booking.

A deep cleaning charge of £85 will be deducted from your damage deposit should we need to clean up after a dog.

Dogs are not allowed in The Barn Cottage at any time.

THE HOLIDAY COTTAGE

A condition of you staying with us is that you look after the cottage as if it were your own. Cottages must be left clean and tidy on your departure. This includes washing and putting away all dishes and cooking equipment, removing all your food and belongings from fridges and cupboards, cleaning up any dog mess, emptying the ashtray etc.

The cost of any missing items or exceptional cleaning will be deducted from your damage deposit.

If you discover anything that is damaged or faulty please inform us as soon as possible so that we can repair or replace for you and the next guests.

We are very luck to be in a quiet and tranquil area of outstanding natural beauty in Church Bay, so you agree to prevent any member of your party from causing a nuisance or disturbing other holiday makers onsite. We would like everyone to enjoy a peaceful holiday.

Bedding is provided in the cottages for all stays of 3 nights or more. For stays of 1 or 2 nights you will need to bring your own bedding. You can hire bedding from us at a cost of £10 per bed to be made. (Same price regardless of single or double)

If you are having visitors during your stay you must keep us informed. Guests can not stay over without letting us know, or if this exceeds your maximum occupancy of the cottage.

Guests should return all furniture back to where it was at the start of the holiday if it has been moved.

We have a NO SMOKING policy in all our cottages including in the doorways. Ashtrays are provided in the gardens. You must empty these before leaving the cottage. No cigarette ends to be left around the cottage. If ANY evidence of smoking is left after your stay we will charge a deep cleaning fee of £85 from your damage deposit.

SECURITY

It is your responsibility to ensure that your vehicle is locked and parked safely. It is also your responsibility to ensure the cottage is left locked and secure if you go out. In the unlikely event that anything is stolen or damaged this will remain your responsibility.

We accept no responsibility for personal injury to guests or loss or damage of belongings or cars, or for matters which we have no control.
